Seven seasoned commercial real estate professionals will offer negotiation insights, provide a negotiation blue print, provide a pivotal success and failure in light of a mixed use project that will be presented at the event (a hypothetical case study).

Julie Melander, PEG Companies

Julie Melander, CRE, is a commercial real estate professional with expertise in asset management, capital structuring and portfolio management.  She is a strategic thinker and self-starter, recognized for her ability to manage complex real estate investments, maximize returns and minimize risks.  During her career, she has been an advisor or principal investing in a wide range of commercial real estate investments, from the development of complex mixed-use projects in urban markets to distressed debt portfolios.  She started her career as a construction lender in Chicago, has worked for the Resolution Trust Company as a litigation review specialist, run distressed loan acquisition and workout departments for some of the largest firms in the business, operated her own advisory firm for ten years working closely with a Wall Street investment bank to invest in development opportunities nationwide and was the Chief Investment Officer for a real estate development company managing several private equity and New Market Tax Credit funds.  Julie was honored to serve as the Chair of The Counselors of Real Estate in 2019 (the second female Chair in over 60 years.)  She moved to Provo, Utah in February 2020 to join PEG Companies as Director, Asset Management and she currently serves as the Portfolio Manager of PEG OZ Fund 1 and the Legacy Assets.  She earned an MBA in finance from University of Chicago and an undergraduate degree in finance and accounting from Indiana University and is a Georgia licensed real estate broker.



Theddi Chappell, CEO, Sustainable Values, Inc

Theddi Wright Chappell, CRE, MAI, FRICS, AAPI, LEED AP currently serves as Director of the Utah C-PACE program, working with Sustainable Real Estate Solutions. Under her leadership, the program has closed more than $90M in C-PACE transactions. She is CEO of Sustainable Values, Inc., her own woman-owned business, and a real estate consulting practice focused on valuation consulting around sustainable strategies, Impact and ESG investing, and optimizing real estate returns for investors, owners, and other stakeholders. Ms. Chappell is also a Co-Founder and Principal of US Solar Value, a firm specializing in the valuation of utility scale solar installations for tax equity investors. She has worked on projects throughout the US; lived and worked in Canada and opened and ran a valuation and consulting practice in Sydney, Australia. She previously served as a national practice leader in the Green Advisory Practice of Cushman & Wakefield and as a senior managing director in the company’s Valuation & Advisory group. Ms. Chappell has extensive experience in the valuation of commercial properties, with a specialization in analyzing both the costs and benefits of high performing, energy efficient properties. She is a national and international speaker and educator on the implications of green strategies on asset value.

Angela Kesselman, CEO, Sunridge Commerial Capital

Angela Kesselman is the Principal and Director of Finance for Sunridge Commercial Capital, a commercial real estate finance advisory firm.
 
Angela began her lending career over 30 years ago. As a banker, lending manager, mortgage broker, advisor and client she has navigated various sectors of the lending industry. This comprehensive array of experience has given her a distinctive insight into the industry from both the lender and borrower perspective.
 
Angela believes that each client has unique needs and goals and that selecting the right loan product will help them better achieve the desired outcome for a particular asset. She works diligently with her clients to pinpoint and accomplish their goals. By offering her clients multiple lending platforms, she enables them to make an informed decision from a variety of loan products in a diverse marketplace.
 
Beyond her years of experience, unique perspective, and the exceptional service she offers her clients, Angela also brings to her work a deeply held interest in sustainability and social impact. She is driven to be a steward of the environment.  She has served 4 years on the board of directors for CREW Utah and is actively engaged in supporting women in commercial real estate. 
 
Angela studied and received her bachelor’s degree from the University of Texas Austin.  When she is not busy closing loans, Angela can be found exploring the great outdoors including camping, hiking, and skiing in the mountains.  



Gwen Knight, Senior Vice President, Colliers

Gwen consistently demonstrates a commitment to excellence when serving clients. Her drive, attention to detail and creativity provide flexibility in developing solutions that achieve desired results.

Gwen’s commercial real estate experience spans the spectrum of brokerage, development, project management, advisory and consulting services, public and private partnership ventures, financing (debt and equity), asset management and strategic planning.  A key focus has been representing ownership entities with the objective of maximizing returns to owners and their investors. She has led teams on a variety of commercial real estate projects ranging from $2 million to $80 million.

Throughout her career, Gwen has provided services to clients on several property types including office, multifamily, industrial, land, and mixed-use real estate.

Gwen joined Colliers International in 2011. Prior to that, she was with Enhanced Value Strategies from its formation in 1997 through 2000 and rejoined the firm in 2008. From 2000 to 2008, she was Vice President of Development and Corporate Services at a firm where she lead an $80 million historic redevelopment, as well as leadership and consulting with Corporate Services clients.  Prior to 1997, Gwen worked with Paragon Group as a regional vice president where she was instrumental in numerous acquisitions, dispositions, debt and equity transactions. She played a key role in the formation of the Paragon REIT (NYSE) that subsequently merged with Camden Property Trust (NYSE).



Natalie Manning, CEO ABG Builders

CEO of ABG Builders Utah & Commercial Development at ABG Builders NV, both commercial development/construction companies.  I am the co-founder of Connect Nevada an electrical contracting company. I have also started and sold a successful gardening supply company and previously owned a commercial real estate mortgage company, Manning Finance with former experience as an underwriter and loan officer.  I help heal bodies as a Pilates instructor.   
I hold 3 beauty pageant titles: Mrs. Nevada-America (Mrs. America pageant), Mrs. Endeavor (given for my volunteering/philanthropy) & Mrs. Las Vegas Classic. I am a former international professional model, stationed in Mexico City with Mega Model. I modeled in the USA, Guatemala, Argentina & Mexico.  And I currently model for brands in Las Vegas.

Jessica Hoffman, Senior Associate, FFKR Architects

Jessica Hoffman is an architect with over 26 years’ experience in the field, including 22 years at FFKR Architects.  Over this time, she has become a dedicated professional who knows the importance of efficiency and effective leadership.  She has a broad range of experience in many different project types including new ground-up developments and urban adaptive reuse for commercial office and hospitality work both in public and tribal municipalities.  Her experience in the production of a project and exposure to construction has resulted in a management style that engages and empowers others on a design team.  She enjoys being part of the architectural and CRE community and has served on the CREW Utah board for 3 years, coordinating events and responding to membership needs.
Currently she is the 2022 President-Elect for AIA Utah, and will serve as president in 2023.  She is committed to maintaining a work-life balance; when she is not working, she is taking advantage of the beautiful state of Utah by spending time in the mountains with her family, friends, and pup.

Kathryn Carlisle-Kesling (Kate) is a real estate attorney in Holland & Hart LLP’s Salt Lake City office. Holland & Hart LLP law firm has over 450 lawyers, in 15 offices across the Mountain West and in Washington DC, and is headquartered in Denver, Colorado.
 
Kate leverages more than two decades of industry experience to assist developers, builders, lenders, and title companies with real estate and construction transactions, projects, and workouts. Kate guides clients at every stage of the project development lifecycle–from planning to due diligence and title to acquisition and through lease out, management, and operation. She has led transactions involving a range of development projects, including commercial, industrial, retail centers, office buildings, hotels and resorts, restaurants, senior living centers, multifamily apartments, condominiums, oil and gas projects, and subdivisions. Kate has extensive experience with leasing for retail, office, and industrial, on both the Landlord and Tenant side of the transaction. Kate has practiced in both the transactional and conflict resolution/litigation side of real estate having recently won an appeal in the 8th District Court of Appeals in Cuyahoga County.
 
Before relocating to Utah, Kate served as a member of the prestigious Ohio State Bar Association, Real Property Section Council, from 2015-2019 and was one of the first lawyers in Ohio to become a Certified Specialist in Residential Real Property Law. Kate also Chaired the Cleveland Metropolitan Bar Association, Real Property Section and co-authored the newly revised Ohio State Bar Association, Title Examination Standards. Kate is licensed in Ohio and Utah.

Our 222 South Main ABM Services parking garage is located directly behind our building. Access to our parking garage is on the south side of 200 South, just west of the Hotel Monaco. A tall, gray metal pillar, not too visible from the street, indicates “222 Main Public Parking.”
When you enter the parking garage, the ticket machine gives you two payment options, a credit card or a paper ticket.
Our parking garage entrance shares the driveway with the Hotel Monaco and shouldn’t be confused with the narrow entrance to the American Plaza Public Parking, which is just west of our parking garage driveway entrance.
Do not insert your credit card.
Holland & Hart guests should push either of the two buttons labeled “GENERAL PARKING” or “UNDER 2
HOURS VISITOR,” depending on the expected length of your visit, to receive a paper ticket.
Doing so will require you to pay for your own parking with your credit card
